Tenant Guarantor Forms

Limited Liability Guarantor Form (STUDENT TENANTS / HMO SHARERS) PLEASE SEE HERE

This guarantor form is used for our properties that are ‘houses in multiple occupation,’ (HMO). This is where there are three or more tenants sharing the property but there is still only one group tenancy agreement. The guarantor form has been written so as to limit the rent liability of the guarantor to only being liable for the rent that would be payable by the tenant who they are guaranteeing.

All other obligations of the guarantor in respect of the group tenancy agreement with regard to liability for the cost of damage, dilapidations and any other charges owing to the landlord will be joint and several for each and any one of the tenants.

Please note that limited liability does not extend to the tenants and that all tenants are jointly and severally liable with each other for ALL OF THE RENT and any one or all of the tenants can be taken to court and sued.

Tenant Guarantor Form (PROFESSIONAL TENANT) PLEASE SEE HERE

This guarantor form is used for our private residential properties where there are less than three people sharing. The guarantor will be liable for all of the rent and/or money owing to the landlord for any damage, dilapidations or other charges so incurred for all persons named on the tenancy agreement. The joint and several liability of this guarantor form extends to all tenants named on the tenancy agreement. Please note that there is only one tenancy agreement.
